Big Red Barn - General Rules of the Barn

Renter agrees to the following:

I/we agree to the following and understand that any breach will result in the full or partial forfeiture of the security deposit:

● We will leave the Big Red Barn as we found it and agree that any damages or charges due to additional cleaning needed will be our responsibility. 

● We understand that the Big Red Barn is always making improvements and changes to the space. 

● I understand that a minimum 25% non-refundable deposit is required to reserve the venue. 

● The total balance of the rental plus the $500 Security Deposit must be paid in full no later than 30-days prior to the event. Security Deposits will be fully refunded if the venue is left properly cleaned and in the same condition as when you arrived.

● I understand that the barn, bridal suite, groom’s den, caterer’s kitchen, bathrooms, and surrounding grounds must be cleaned and vacated no later than 11:30 p.m. on the main day of my event. This is essential as many events are back-to-back and as a requirement of local zoning ordinances. 

● We will use the trash cans, bags and dumpster provided. At the end of the evening, we will ensure that all of the trash has been emptied into the dumpster. We agree that no glitter, plastic confetti, plastic flowers or petals, or similar items are permitted on site.

● We understand that cleaning responsibilities include: putting trash into the dumpster, stacking and placing the tables and chairs as they were upon arrival, cleaning spills off the floor, wiping messes off all surfaces, and cleaning the areas outside the barn.

● We will not use tape on the floors, drag anything across the floor, or hammer anything into the walls or pergola, or make use of candles that will drip wax on the floor. 

● Due to local by-laws and in respect for neighbors, I understand that music and loud entertainment MUST cease by 10 p.m. and that the property is fully cleaned and vacated no later than 11:30 p.m.

● Due to insurance liabilities and local bylaws, the following are not permitted on the property: tents, porta-potties, inflatables (e.g. bouncy castles), trampolines, and water slides (e.g. slip & slides). Fireworks and firepits are also not permitted under any circumstances.

● We understand that in addition to this agreement, we must also sign the Alcohol Release of Liability, Waiver of Claims, Assumption of Risks, and Indemnity Agreement. I warrant and understand that it is our responsibility to ensure that any third-party vendors (caterers, DJ’s, etc.) carry their own insurance and workers compensation policies.

● Smoking and vaping are not permitted inside the venue. Animals are also not permitted anywhere on the property.

● We agree that upon leaving the Big Red Barn, we will turn off all lights and lock the doors. Failure to do so will result in a $100 fine. 

● We nor our guests nor vendors will not drive any vehicles in the wedding ceremony area. We understand that a $100 fine will be levied each time someone drives in this space. 

● We will not leave chairs or any other Big Red Barn property outside at night. 

● We understand that due to local bylaws and ordinances, the operating hours of the barn and property are strictly enforced. 

● We understand that the Big Red Barn is only responsible for renting the space. We are unable to guarantee that we can accommodate additional requests not pertaining directly to the care, cleanliness and maintenance of the space. 

● We understand that due to local bylaws and ordinances, the Big Red Barn has a maximum capacity of 200 guests. We agree that our event will NOT exceed this number, and by doing so, we automatically forfeit our security deposit and risk our event being cancelled.

● The Big Red Barn reserves the right to immediately terminate any event that it deems unsafe or potentially damaging to the venue. 

Heating & Air - The Common Sense Clause

●  Air conditioning and/or heating is not kept on beyond standard operating hours. If A/C or heating is desired overnight, an additional fee of $250 per evening will be charged.

●  Air conditioning and heating for all events is pre-set and cannot be adjusted by guests. Temperatures in the summer and winter will be set to the Department of Energy standards.

●  I understand that, just like my home, that the air conditioning and/or heating will not be effective if any doors are left open. I understand that while the HVAC systems in the Big Red Barn work very well, their efficiency is not designed to keep the barn warm or cool if doors are left open.

●  I understand that we at the Big Red Bard truly want your day to be a great one and it is our pleasure to work with an event to determine a reasonable temperature for the day!
